How current are these figures?
The city snapshot and community comparisons are calculated from the current active feed and can be cached between refreshes. Use the displayed observation date; community samples have their own timestamps. Listings can change between updates. The market report labels finalized historical months separately from the current snapshot.
Is an assessed value the same as a market estimate?
No. An assessed value is used for property taxation and follows the municipality's assessment dates and rules. An asking-price snapshot describes active listings, while an estimate considers a particular property.
