This page explains what the figures on Communities measure, how they are calculated, how often they change, and what they cannot tell you. Last reviewed September 4, 2026.
Property listings come from the Canadian Real Estate Association Data Distribution Facility (CREA DDF®). It is an active-listing feed. Communities does not receive sale prices or sale dates from this feed and does not present an asking price as a sold price.
Listing availability, prices and property details can change after publication. Confirm material facts and current availability with a licensed real estate professional.
Market statistics use active listings assigned to a community at the time of calculation. The median asking price is the middle asking price after listings are sorted from lowest to highest. The average asking price is the arithmetic mean. Neither measure is a sale-price statistic.
“Days listed” is the elapsed time for homes that remain active. It does not measure how long a home took to sell. “New listings in the last 30 days” counts active listings whose recorded listing date falls in that period. Current community figures are recomputed nightly and display their calculation date.
A monthly snapshot is finalized after the month ends and is published only when it contains at least 10 active listings. Finalized snapshots are not rewritten later. Month-over-month and year-over-year changes compare snapshots only when the required comparison exists; a methodology-version change is disclosed and may cause a comparison to be withheld.
A home-value result is an automated estimate expressed as a range. It considers the property details a user provides and comparable active asking prices in the surrounding market. It is not an appraisal, broker price opinion, guarantee of value or prediction of a sale price.
Condition, renovations, views, exact location and other property-specific characteristics may require a professional inspection or local market review that an automated estimate cannot provide.
Demographic figures come from Statistics Canada’s 2021 Census and describe the census geography associated with a community, not an individual property. Nearby schools, parks, transit and other amenities come from OpenStreetMap contributors. Proximity does not establish school eligibility or attendance boundaries.
Walk, Transit and Bike Scores are area-level measures supplied by Walk Score where available. Amenity distances are straight-line distances and can differ from a walking or driving route.
Some neighbourhood descriptions are drafted with AI assistance. Data tables, listing facts and source attributions are kept distinct from editorial text. AI-assisted descriptions are informational summaries and should not replace verification of a fact that matters to a housing decision.
