The right agent isn't automatically the one who gives you the highest valuation or has the biggest billboard. You are hiring someone to manage one of the largest financial transactions of your life.
They should be able to walk you through the comparable sales, the current competition and the strategy — not just the conclusion.
Ask for specifics. Photography? Advertising? A buyer database? Social? Local marketing? Feature sheets? Ask to see the last three listings they launched.
Agree on frequency and method up front. Most seller frustration during a listing is about silence, not about strategy.
A good plan extends past launch day. Ask what changes in week three, and what triggers that decision.
Local knowledge matters, because markets can behave differently even between neighbouring communities.

An agent suggesting a dramatically higher price may well be right. Ask them to show you why. A recommended listing price should be supported by evidence and a strategy — not simply be the number most likely to win the appointment.
The valuation is a proposal, not a promise. The market decides the price; the agent decides how well it is presented to the market.
