What the estimate is built from

Your property type, location, bedrooms and bathrooms, size and lot characteristics, set against comparable listings near your address, the homes currently competing with yours, and market conditions in your area. It draws on the same CREA DDF® feed behind the 209,109 active listings published across this site, refreshed daily.

An automated valuation is a starting point, not an appraisal. Condition, renovations, views and anything genuinely unusual about a property need a closer look than any model gives them.

Comparable listings, not sold prices

We publish asking-price data. The DDF is an active-listing feed and carries no sold figures, so a comparable here describes what a similar nearby home is being listed for and how long it has been waiting for a buyer — not what it closed at. That is a smaller claim than most home-value tools make, and it is the one we can stand behind.
