Not every renovation pays for itself. Before you spend money preparing a home for market, the useful question is not whether to renovate but where the next dollar does the most — and the answer depends on what your home is worth, because a contractor's price is fixed in dollars while the value it adds is a proportion of the home.
Estimated Canadian cost bands, before you have a quote. What each one may add depends on your home's own estimated value, which is why the figures on the page are computed for your address rather than published here.
A full kitchen renovation costs roughly $45,000–$70,000 and is modelled to add about what an updated kitchen adds, for around three times the money. A gut renovation before a sale rarely returns what it costs. Do it because you want to live with it, not to sell.
Usually not in the sense people mean. Presentation work — paint, decluttering, curb appeal, small repairs — reliably returns more than it costs because it changes how every buyer reads the home. Structural renovation rarely does, because you pay today's contractor prices for value the market discounts.
If renovated homes near you are commanding a meaningful premium, an improvement may make sense. If similar unrenovated homes are already selling strongly, the money may be better spent elsewhere — or not at all.
Cost ranges are rough Canadian defaults, not a quote for your address, and value impacts are directional estimates rather than a guarantee of sale price. They are not appraisals.
