What is my home worth?

Your home's value isn't one fixed number. It is better thought of as a range, influenced by the property itself, recent sales, competing listings, buyer demand and the market you are selling into.

What determines a home's value

Some of the biggest factors are the ones you would expect, and a few that sellers tend to underweight:

Two nearly identical homes can still sell for different amounts, because of presentation, timing, position within the community, or simply which buyers happened to be looking that month.

An automated estimate and a professional valuation answer different questions

An automated estimate is an excellent starting point. It works from property characteristics and current market information, it is free, and it takes minutes rather than days.

A local real estate professional can then weigh what the data does not capture: renovation quality, condition, layout, light, views, and whether your particular block is the desirable end of the neighbourhood. What our estimate is built from

Our figures come from the CREA Data Distribution Facility, which carries homes that are currently on the market. That means the comparables behind your range are active asking prices near you, not sale prices — the feed does not contain sale prices or sale dates, so we do not publish any. It is an estimate, not an appraisal, and it describes what comparable homes are being listed for.

Ask a better question than “is it worth $850,000?”

A single number invites a yes-or-no answer to a question that does not have one. The more useful version is:

What range is realistic for my home, and what could move it toward the top of that range?
