A home is more than a listing

Price and bedrooms matter. So do the neighbourhood, commute, amenities, market conditions and what daily life actually looks like there.

Property search has traditionally started with a familiar set of filters:

Price.
Bedrooms.
Bathrooms.
Property type.

They’re important. But they don’t answer the bigger question: would I actually want to live here?

A three-bedroom home doesn’t exist in isolation.

It belongs to a street.
A neighbourhood.
A morning school run.
A commute.
A local housing market.
A daily routine.

That context can matter as much as the property itself.

Search should help people understand place

Two homes with nearly identical specifications may produce completely different living experiences. One might be steps from restaurants and transit. The other may provide a larger lot, quieter streets and easier access to parks.

Neither is objectively better. What matters is which one fits the buyer.

That’s why Communities is being built around both properties and communities. We want buyers to be able to move naturally between “what homes can I afford?” and “which communities actually fit how I want to live?”

Market context matters too

Community information isn’t only about amenities. Real estate conditions can vary significantly across different parts of the same city. Buyers should be able to understand things like:

This gives the listing context. A $900,000 property means something different in a community where similar homes are listed around $850,000 than in one where they are regularly listed above $1 million.

Better discovery creates better decisions

The future of property search shouldn’t simply be a larger database of listings. The listings already exist. The opportunity is to help consumers understand them better.

The property.
The price.
The market.
And the community around it.

Because when someone buys a home, they’re buying all four.
