How should I price my home?

The goal of pricing isn't to pick the biggest number you can justify. It is to position the property so it produces the strongest possible selling outcome.

Buyers compare

A buyer looking at your home is looking at other homes on the same afternoon. That makes your asking price part of your marketing, not just the outcome you are hoping for. They will weigh:

Priced too high

An overpriced home tends to get the least attention exactly when interest is highest — in the first days a listing is new. Reducing the price later can work, but the strongest window has already been spent, and a listing that has been sitting invites a lower offer than the same home would have attracted fresh.

Priced too low

Pricing deliberately below expected value can be used to create competition, but it is not right for every property or every market. It needs to be a strategy with a rationale behind it, not a gimmick — and it depends on there being enough active buyers to produce the competition it assumes.

What buyers actually paid. Your agent has access to sold data through their board; it is the anchor for any serious pricing conversation.

Current listings

What a buyer can choose instead of your home, today. This is the part you can look at yourself.

Expired and unsold properties

What the market has already rejected, and at what price. Often the most instructive group and the one most often skipped.

Buyer demand

How much competition exists for a home like yours right now.

The right strategy depends on the property and on current conditions. Anyone who gives you a number without showing you the evidence behind it is guessing in public.
